Make it Stop! Please Buy or Sell a Home with Rhonda…

OK this marketing stuff has gone far enough…nothing, nothing takes my focus away from Downton Abbey! Do you know how hard it is to multitask (stuff bags) while watching Mary and the dowager for every nuanced tilt of the head or raised eyebrow…look down and you’ll miss the entire show! So the marketing geniuses at Savvy+CO came up with a Happy Valentines Day door hanger – including candy hearts….awwww. Adrey & Montibello Homes for Sale. All Gone…Almost

That’s right the January Charlotte MLS residential real estate statistics are in and they are stunning. In a good way for a change!

  • Charlotte Area Home sales up 40%
  • Home for Sale inventory down 30% to five months – historic lows for some neighborhoods (Montibello and Ardrey)
  • Buyer discount to list price down (92.6% of list price paid)
  • Days to sell 155 down from 165.

What are the numbers telling us?

  • There is a lot of pent up home buyer demand in Charlotte – especially in selected south Charlotte neighborhoods
  • The supply/inventory of homes for sale in desirable neighborhoods like Montibello (1.5), Ardrery (1.1) and
    Mountainbrook (2.5) are well below the Charlotte average 5 months and near historic

The music is going to stop….

A picture says a thousand words….home for sale inventory is nearing historic lows in many of Charlotte’s most desirable neighborhoods and overall in Charlotte MLS home for sale inventory is down 56% from two years ago! (see charts below) The Montibello neighborhood MLS statistics are striking: there is only a 1.9 month (57 day) supply of homes..that’s right if no one else lists their home for sale there will be no homes for sale in Montibello come March…of course that wont happen but you the the point!

Top Ten Hottest Neighborhood in 2013? #1 South Park*


OK (asterisk) it’s not Charlotte’s Southpark neighborhood…but we thought it was pretty cool that (a) South Park (Los Angeles) was forecast to be one of the hottest neighborhoods in 2013.

So why are we writing about LA real estate? Because Charlotte is a relocation mecca and we have always felt that when the housing market improved we’d see a influx of home buyers relocating TO Charlotte NC. Don’t get us wrong we love California, New York, Florida and the midwest – but we hear way more people talking about relocating TO Charlotte than leaving Charlotte.

Charlotte Home Prices Up….We’re Just A Swingin!

Standard & Poor’s Case Schiller Home Price Index indicates that home prices in the Charlotte area are on the upswing. Charlotte home prices rose one percent in June 2012 versus May 2012. This is the fourth straight month of rising home prices in the Charlotte MLS area.
According to Rhonda Gibbons Realtor Savvy+CO…

“I’m seeing a lot more sales activity, even multiple offers especially in the more traditional Charlotte neighborhoods. South Charlotte areas like Montibello, Moutainbrook, Barclay Downs and Foxcroft are hot as a firecracker as home buyers look for better value, established neighborhoods and convenient commutes. Location, location, location is back!”

Montibello Home Prices Rebound (interesting) Good Time to Sell?

Montibello is hot(ter). Full disclosure Rhonda and I have lived (Sentinel Post Road) in Montibello for nine years – we love it! Montibello is one of Charlotte’s classic neighborhoods like a Myers Park, Barclay Downs or Mountainbrook – a favorite of the south Charlotte locals! I hesitate to say native because there are so few native Charlotteeans…we are a relocation mecca! But I digress…

I found these really interesting real estate statistics on Montibello home prices. Good news the average selling price is almost back to $500,000. After a year of falling prices our neighborhood average home price has bounced back significantly from a low of $442,688 (June 2012) to $495,099 (July 2012)…but here’s the kicker SUPPLY of homes for sale is at pre-housing crisis (2008)… Click to continue...

Don’t fear the Realtor®

In a classic (aren’t they all) Modern Family episode real estate agent Phil Dunphy is petrified of clowns….a pretty common fear. But the inside joke is that the clown Phil is most terrified of is named FSBO….that’s right the Realtor® nightmare…For Sale By Owner!

I think we can all chuckle about that…but it struck me the other day when I came upon three gorgeous homes for sale in my own neighborhood Montibello (on the same Street Carmel Valley)…all three are well north of $800k probably $1mm plus…and yet all three are FSBO!

Breaking Montibello Neighborhood News | Lost Rug

I didn’t plan my first blog post about our beloved Charlotte neighborhood Montibello to be about a lost rug…lost dogs, cats, lawn mowers maybe…but a lost RUG! I just couldn’t resist.

Remember when you’re looking to buy a home in Charlotte make sure you find a neighborhood homeowners association that is vigilant and on the job! No word on a reward (hoping nothing is wrapped up inside YIKES)
