Charlotte is Tree Crazy!

Charlotte is renowned for it’s trees! The City of Trees is in a tree planting frenzy with plans to plant 15,000 tress annually.

The Charlotte Observer’s South Charlotte News brings us this great article about plans for solidifying Charlotte’s position as THE City of Trees!

 New trees planted across south Charlotte

“Older neighborhoods in south Charlotte such as Dilworth, Stonehaven, Beverly Woods, Olde Providence, Hembstead, Ballantyne, Piper Glen and many more are getting trees planted “in open air spaces” as part of additional money marked in 2011 for tree beautification, says Don McSween, the city’s arborist.

Trends are a different thing and we are seeing an interesting trend in the Providence Country Club Neighborhood. The Average Price Per Square Foot (PPSF) on homes sold. Right now the average PPSF is  $144/sf that is 18% above the low $122/sf in December 2012 and well below the high of $165/sf in 2008.

So what does this tell us about the Providence Country Club housing market?

    Charlotte Home Prices Up….We’re Just A Swingin!

    Standard & Poor’s Case Schiller Home Price Index indicates that home prices in the Charlotte area are on the upswing. Charlotte home prices rose one percent in June 2012 versus May 2012. This is the fourth straight month of rising home prices in the Charlotte MLS area.
    According to Rhonda Gibbons Realtor Savvy+CO…

    “I’m seeing a lot more sales activity, even multiple offers especially in the more traditional Charlotte neighborhoods. South Charlotte areas like Montibello, Moutainbrook, Barclay Downs and Foxcroft are hot as a firecracker as home buyers look for better value, established neighborhoods and convenient commutes.     South Charlotte’s Ardrey Neighborhood in Wonderful Balance

    I’m not a “numbers” guy but statistics can be interesting. Rhonda is working with a couple of buyers interested in the South Charlotte Ardrey neighborhood*. Ardrey has always been a personal favorite of Rhonda and me – happy Charleston style homes with front porches packed with friendly neighbors and kids – one day I expect we’ll end up there! Oh and the wonderful Ardrey Kell High School and Community House Middle School are literally around the corner….Ballantyne and Blakeney shopping, restaurants and farmer’s markets too!

    I looked at the real estate statistics and found the Ardrey neighborhood to be in almost perfect balance.

    Montibello Home Prices Rebound (interesting) Good Time to Sell?

    Montibello is hot(ter). Full disclosure Rhonda and I have lived (Sentinel Post Road) in Montibello for nine years – we love it! Montibello is one of Charlotte’s classic neighborhoods like a Myers Park, Barclay Downs or Mountainbrook – a favorite of the south Charlotte locals! I hesitate to say native because there are so few native Charlotteeans…we are a relocation mecca! But I digress…

    I found these really interesting real estate statistics on Montibello home prices. Good news the average selling price is almost back to $500,000. After a year of falling prices our neighborhood average home price has bounced back significantly from a low of $442,688 (June 2012) to $495,099 (July 2012)…but here’s the kicker SUPPLY of homes for sale is at pre-housing crisis (2008)… Click to continue...
