Top Ten Hottest Neighborhood in 2013? #1 South Park*


OK (asterisk) it’s not Charlotte’s Southpark neighborhood…but we thought it was pretty cool that (a) South Park (Los Angeles) was forecast to be one of the hottest neighborhoods in 2013.

So why are we writing about LA real estate? Because Charlotte is a relocation mecca and we have always felt that when the housing market improved we’d see a influx of home buyers relocating TO Charlotte NC. Don’t get us wrong we love California, New York, Florida and the midwest – but we hear way more people talking about relocating TO Charlotte than leaving Charlotte.

The Charlotte Real Estate Market is Heating up….

OK that’s not pretty….but the Charlotte Real Estate Market sure is and it is heating up…Home for sale inventory in many neighborhoods is close to all time lows. For the first time in a long time The best selling season Spring should be more of a sellers market!

This from the Charlotte Business Journal

Home prices in the Charlotte metro area maintained a healthy increase for the year ending in October, according to Standard & Poor’s Case-Shiller Home Price Index.

Local home prices rose 4.15 percent in October from the same time last year, the latest S&P/Case-Shiller report says.

If you want to live in Ardrey…


…it might be time to jump in!

We’ve talked often about Ardrey one of our favorite Charlotte neighborhoods. Right now all the front porches are decked out with Halloween goblins and ghouls which will soon (not TOO soon) be replaced with the most magical Christmas Winter Wonderland decorations anywhere in Charlotte!

Like many Charlotte neighborhoods Ardrey is doing great average price per square foot is at $137 up 8% from recent lows and like we said monthly home for sale inventory is at 6.2 months and is 40% below the Area 5 inventory of 10 months! This doesn’t surprise us Ardrey is always in demand.

Charlotte Home Prices on the Rise | Spinnin’ wheel got to go ’round


I think the Charlotte housing market has been making us all pretty dizzy. One month Charlotte home prices are up the next they’re down… Blood Sweat and Tears had it half right what goes up does come down but it also comes back up. While the overall Charlotte home market on average is looking much better the following MLS statistics show that the statistics for your neighborhood or area might be quite different. Location, location, location still matters and now more than ever it’s a good idea to get some help from a knowledgeable professional.

The statistics* say it’s a great time to buy (and hold) in Providence Country Club!

But then you know what they say about statistics

Trends are a different thing and we are seeing an interesting trend in the Providence Country Club Neighborhood. The Average Price Per Square Foot (PPSF) on homes sold. Right now the average PPSF is  $144/sf that is 18% above the low $122/sf in December 2012 and well below the high of $165/sf in 2008.

So what does this tell us about the Providence Country Club housing market?

    Charlotte Home Prices Up….We’re Just A Swingin!

    Standard & Poor’s Case Schiller Home Price Index indicates that home prices in the Charlotte area are on the upswing. Charlotte home prices rose one percent in June 2012 versus May 2012. This is the fourth straight month of rising home prices in the Charlotte MLS area.
    According to Rhonda Gibbons Realtor Savvy+CO…

    “I’m seeing a lot more sales activity, even multiple offers especially in the more traditional Charlotte neighborhoods. South Charlotte areas like Montibello, Moutainbrook, Barclay Downs and Foxcroft are hot as a firecracker as home buyers look for better value, established neighborhoods and convenient commutes. Location, location, location is back!”
