Charlotte’s MOST WANTED: Homes for Sale Foxcroft


It’s true and it’s for real the Charlotte residential real estate market is (has been) turning around!

The monthly supply of homes for sale in Charlotte MLS Area 5 is at a four year low. Right now the desirable MLS area 5 home inventory is 7.5 months – that’s down 36% from a year ago 11.7 months and has not been this low since July 2008.

Foxcroft one of Charlotte’s most beautiful and desirable neighborhoods in the heart of Southpark Area 5 has a 10 month supply of homes for sale which up slightly but down dramatically fro it’s high 26 month supply In January 2010.

So what doe this tell us about the Foxcroft home market?

Charlotte Home Prices on the Rise | Spinnin’ wheel got to go ’round


I think the Charlotte housing market has been making us all pretty dizzy. One month Charlotte home prices are up the next they’re down… Blood Sweat and Tears had it half right what goes up does come down but it also comes back up. While the overall Charlotte home market on average is looking much better the following MLS statistics show that the statistics for your neighborhood or area might be quite different. Location, location, location still matters and now more than ever it’s a good idea to get some help from a knowledgeable professional.

Charlotte’s Foxcroft Neighborhood Back to the Future.

Gas was $1.78 a gallon, George Bush was President, Katrina happened, Martha Stewart went to jail, Lindsy Lohan and Paris Hilton were doing what Lindsay Lohan and Paris Hilton do. The year was 2005 and the Foxcroft home real estate market was actually a lot like it is today in 2012…seven years later!

This Foxcroft neighborhood average price per square foot statistic really surprised me – price per square foot today (July 2012) is exactly the same as April 2005: $224/square foot. It’s always interesting to see a statistic like this for such a well established neighborhood like Foxcroft. South Charlotte’s Ardrey Neighborhood in Wonderful Balance

I’m not a “numbers” guy but statistics can be interesting. Rhonda is working with a couple of buyers interested in the South Charlotte Ardrey neighborhood*. Ardrey has always been a personal favorite of Rhonda and me – happy Charleston style homes with front porches packed with friendly neighbors and kids – one day I expect we’ll end up there! Oh and the wonderful Ardrey Kell High School and Community House Middle School are literally around the corner….Ballantyne and Blakeney shopping, restaurants and farmer’s markets too!

I looked at the real estate statistics and found the Ardrey neighborhood to be in almost perfect balance.

  • Median home sales price is up 3.6% over 2011 to $442,500 (and pretty darned close to neighborhood high

Whiz bang graphic shows Good News for Charlotte Home Sellers!

Don’t ya just love whiz bang stuff! We’ve got these nifty new graphics (they move and stuff – see below & refresh the page) to show you how the Charlotte real estate market is doing…..and right now things are really, really good!

Finally some GOOD NEWS for South Charlotte Home Sellers! We’re seeing homes sell faster and many are getting multiple offers. The number of homes for sale in South Charlotte area 4/5 is down 26% from a year ago in 2011. Homes for sale inventory is down 35% to a 8 months supply from 13 months last summer.
This means…

  • Home Buyers have less to choose from…
  • Home Sellers have less competition…

And yet everybody wins – but you say Mike

This SouthPark Townhome (for sale) is so great we even made a movie about it…and

…just reduced the price to $348,900!

 

 

 

 

 

We love, love this townhome and you couldn’t get a better SouthPark location. Plus you can be all settled in just in time for the grand opening of Charlotte’s first Whole Foods (word around SouthPark is the emporium of eating is set to open the end of August). 2813 Sharon View Road is a stones throw from Whole’s Foods and Phillips Place shopping, restaurants and movies.

Don’t fear the Realtor®

In a classic (aren’t they all) Modern Family episode real estate agent Phil Dunphy is petrified of clowns….a pretty common fear. But the inside joke is that the clown Phil is most terrified of is named FSBO….that’s right the Realtor® nightmare…For Sale By Owner!

I think we can all chuckle about that…but it struck me the other day when I came upon three gorgeous homes for sale in my own neighborhood Montibello (on the same Street Carmel Valley)…all three are well north of $800k probably $1mm plus…and yet all three are FSBO!
